Crawl Space Waterproofing in Central Indiana

When your crawl space takes on water after a hard rain, the problem is not humidity, it is water getting in and sitting on the ground under your house. Left alone it rots joists, feeds mold, and works its way up into the floors you walk on. We stop it at the source and keep the space dry through the wet season.

How we waterproof a crawl space

We install a perimeter drain around the inside of the space that collects the water, route it to a sump pump set at the low point, and seal the space so new water cannot get back in. For a crawl space that floods every spring, this is the fix that actually holds, not a bucket and a shop vac.

We run Zoeller sump pumps and send the water well away from the foundation. If you want the space sealed and dry year round, we pair the drainage with crawl space encapsulation and a dehumidifier.

Common questions

Why does my crawl space flood after heavy rain?

Usually the ground around the house sheds water toward the crawl space and there is nowhere for it to go. A perimeter drain and a sump give it somewhere to go, away from your home.

Do I need waterproofing or encapsulation?

If water is pooling, you need drainage first. If the space is just damp and musty, that is a moisture problem we handle with a vapor barrier or encapsulation. The free inspection tells you which one you are dealing with.
